You send the reports. I do the rest — imports, thresholds, your team's logins, and a walkthrough on your own portfolio, not a demo account.
Setup is waived on an annual plan.
You show me how your portfolio is actually run — what you chase, what you let go, who does what. I take notes. You do nothing after this call until day 5.
You schedule your AppFolio reports to a private address I give you, and they import themselves. Properties, units, leases, work orders, delinquencies, renewals. I set your delinquency thresholds, renewal lead time, and stuck-work-order window to what you told me on day 1.
Your data, your team's logins, your alerts. We work a real morning together — the renewals that need pricing, the work orders that have gone quiet, who to call about money.
Thresholds are always wrong the first week. Tell me what's noisy and what's missing, and I fix it before I hand it over.
After the week, Apex is $1 per unit per month with a $99 minimum, and you can leave whenever — the data is yours and it exports. If you'd rather just have the spreadsheets, the templates do a narrower version of the same job for $79.
Your team opens one page in the morning and knows what to do. That's the whole pitch.
